The New Brunswick Housing and Redevelopment Authority (NBHA) acts as the Redevelopment Authority for the City of New Brunswick. The NBHA coordinates and oversees all redevelopment projects that enhance the City of New Brunswick.
The NBHA creates valuable partnerships and fosters collaboration to leverage both public and private resources for project development. We focus our efforts into development initiatives where the community is an active participant in improving their neighborhoods.
We provide valued technical assistance and support that builds community capacity by strengthening neighborhood cultures. This attracts and maintains development opportunities to sustain neighborhoods. As the Redevelopment Authority, the NBHA works with community leaders and developers to complete revitalization projects that create economic development opportunities within the City of New Brunswick.

Jersey-Sandford Redevelopment Plan
The NBHA Board of Commissioners had previously designated Jersey Avenue NB Urban Renewal, LLC as redeveloper for this area. They were supposed to begin construction no later than March 2022 unless they requested an extension. No extension was requested so they were de-designated as redeveloper in 2025.
On June 24, 2026, the NBHA Board will consider an application for redeveloper designation from New Brunswick Improvement Owner, LLC, as well as a new concept plan and redevelopment agreement for 660 residential units, 1,272 parking spaces, and approximately 39,000 square feet of flex commercial, warehouse, and retail space.

Sanford-Remsen Redevelopment Plan
The NBHA Board of Commissioners had previously designated Fulton Square Urban Renewal, LLC as redeveloper for a portion of this area, approving a redevelopment agreement on June 25, 2025 for 211 housing units, 14,403 square feet of commercial/retail space, and 407 parking spaces.
On May 27, 2026, the NBHA Board approved a new redevelopment agreement and concept plan covering a smaller portion of the redevelopment area, with a reduced density of 197 housing units, 12,423 square feet of commercial/retail space, and 396 parking spaces.
131 Jersey Avenue Redevelopment Plan
On December 16, 2020, the NBHA Board of Commissioners designated Sovereign Consulting, Inc. as redeveloper for this area. They were supposed to begin construction no later than June 2021 unless they requested an extension. No extension was requested so they were de-designated as redeveloper in 2025.
On April 22, 2026, the NBHA Board of Commissioners approved Sovereign Consulting Inc.’s application for re-designation, with plans to build approximately 63,200 square feet flex warehouse building and 50 parking spaces.
Parker Landing Lane Redevelopment Plan
On January 28, 2026, the NBHA Board of Commissioners approved an application to designate Parker Health Group Inc. as redeveloper for a 14-story senior housing development at 501 Easton Avenue (Block 437, Lot 8.01), and approving their proposed concept plan.

Lower George II Redevelopment Plan
On February 28, 2024, the NBHA Board of Commissioners approved an application to designate NB Plaza Owner Urban Renewal as redeveloper for a 45-story mixed-use building at the intersection of George Street and Morris Street, comprising 800 residential units, retail space, and 526 parking spaces.
On July 24, 2024, the NBHA Board of Commissioners approved a redevelopment agreement with the designated redeveloper.
On November 19, 2025, the NBHA Board of Commissioners approved a resolution recognizing a force majeure event and amending the redevelopment agreement.
Easton Somerset Transitional Redevelopment Plan
On October 22, 2025, the NBHA Board of Commissioners approved an application for MSB Easton Hamilton, LLC to be designated as redeveloper for a 14-story, mixed-use building at the intersection of Hamilton and Hardenberg Streets.
Ferren Redevelopment Plan (Helix Project)
On April 23, 2025, the NBHA Board of Commissioners approved an application for designation from SJP New Brunswick, LLC for H-2, the NOKIA Bell Labs building at the intersection of Spring Street and Albany Street, reflecting a change in ownership for the developer of the project.
On October 22, 2025, the NBHA Board of Commissioners approved a resolution confirming Downtown HUB Associates III Urban Renewal, LLC as designated redeveloper of H-3, a 39-story mixed-use building consisting of residential, laboratory and office uses on Paterson Street between Kirkpatrick and Spring Streets, and approving a redevelopment agreement for the project.
Sears Redevelopment Plan
On July 23, 2025, the NBHA Board of Commissioners approved re-assignment of a portion of the redevelopment site to an affiliate of the designated redeveloper: RTF Urban Renewal B, LLC.
New Redmond II Redevelopment Plan
On January 22, 2025, the NBHA Board of Commissioners approved the designation of AST New Brunswick, LLC as the designated redeveloper of an 8-story, 217,600 sq. ft. office building at 172 New Street.

On September 17, 2025, the City Council approved a modified version of the New Redmond II Redevelopment Plan that put the New Brunswick Parking Authority in charge of this project. The NBHA is no longer involved with this development project.
